Unfortunately I was not thinking about a portfolio when I did most of the work on my house. Everything needed to be done too. The Electricity, Heat, Hot Water, Gas, Walls and Ceilings, and everything else had to be split. It was zoned a duplex but it was in fact a single family dwelling. After the conversion my house is three separate units all three units have separate utilities.
 

My definition of a conversion may differ from some contractors but the way I see it a conversion should be something that requires a zoning variance. From a commercial building to a residential building, or from a single family house to a three family apartment.
